Transaction expertise on the international real estate market and strong partners are the key of our success. Our activities comprise a comprehensive systematic performance. In the past, the traditional construction business used to represent a supply business in the broadest sense, which merely reacted on shifts of the market. Consequently to this attitude of supply and requirements, the proportion of the construction business in the gross value added responded with a decrease, involving a reduction of jobs. Due to clear tendencies towards competitive intensification, a comprehensive range of systematic performance is increasingly being demanded, which apart from the actual construction consists of services adherent to the object to be realised. This obliges the contractors to therefore react to permanently changing market situations inventing new methods. Considering these extended requirements, the contractors are being approached by tasks like e.g. acquisition of estate, market and site analyses, marketing of the real estate, as well as a subsequent building management.

 

The first step of our activities is to analyse the chances and risks during the project development of real estate in detail, in order to be able to thus, after comparison, work out decisions with regard to the realisation of a project. The environmental and market conditions play a decisive role in the later development and in the value to be created. It is not uncommon that designed projects are re-designed several times in order to create interesting values. In generating commercial property, an existing commercial tenant is less important than one may assume. Here, the access to the capital plays the decisive role, only after this the prevailing market situation for the emerging real estate is taken into account. It is not unusual to then decide that the emerging real estate will be conveyed to a different use or be let to another interested party.
